1395 W. Van Buren Zoning Map Amendment

Property owner and applicant Jonathan Marsh requested to amend the zoning map at 1379 and 1395 W. Van Buren Ave. 1384 W. Harris Ave. from R1/7,000 Single Family Residential District to the RMF-30 Low Density Multi-Family Residential District in the Glendale neighborhood.

What's in the city's plan?

  • Demolish two existing single family homes on the property.

  • Construct 24 new housing units; either 2 or 3 bedrooms.

  • The units would be for sale priced at those making 80%-100% AMI.

  • Offer housing within walking/biking distance to schools, parks, bike paths and transit.

Critical Concerns

  • More than 900+ residents signed a petition opposing the zoning change.

  • The property is surrounded by single family homes in an R1/7,000 zone.

  • Community residents say the character of the quiet, family-friendly neighborhood would be changed.

  • Infrastructure would be negatively impacted.

  • An increased risk of traffic, accidents and congestion.

  • Residents want better community engagement and meaningful dialogue.

Neighborhood Housing Alliance Position: Support the opposition petitioners, stop the rezone, and encourage the construction of new single family homes on the property.
