Ballpark Rezone

UPDATE: The SLC City Council held a public hearing Aug. 18. The Downtown CC and Ballpark CC leaders raised critical objections as did most of the speakers, especially regarding the preservation of green space. A formal vote was postponed

What's in the city's plan?

  • Rezone the 14.8-acre former Ballpark stadium and adjoining grounds from Public Lands and RMF-35 to MU8.

  • Create high-density mixed-use neighborhoods.

  • Add a neighborhood center with gathering spaces, restaurants, and community amenities.

  • Transform West Temple into an intermittent “Festival Street.”

  • Commercial /retail activation of ground floor spaces in new developments.

  • Create walkable streets and safe pedestrian corridors.

  • Ensure compatibility with the existing neighborhood.

Critical Concerns

  • Lack of preservation of green space and tree canopy.

  • Apartment towers would reach 95 feet tall – creating stark contrasts with existing single family home neighborhoods.

  • Uncertainty if new apartments would be affordable or market-rate. If market-rate how will this impact taxes and rents for existing residents?

  • Gentrification and displacement.

  • Insufficient infrastructure – water, sewer, utilities, & emergency services.

  • Spill-over parking congestion on streets resulting from thousands of new residents.

  • Is the vision achievable in current market conditions? Will development stretch over a long period of time?

Neighborhood Housing Alliance Position: Support the City Council’s decision to decrease maximum apartment towers from 120-150 feet to 95 feet. Support the objections raised by the Ballpark and Downtown Community Councils. Preserve more green space.
